Commissioners Discuss Water Intrusion and HVAC Issues at the Annex (Service Complex)

Adams County commissioners spent part of their recent meeting reviewing two weather‑related maintenance problems inside the county’s service complex — better known locally as the annex — after staff reported both water intrusion and HVAC strain during last week’s heat wave.

Facilities manager Rick told commissioners that water was found along the north wall of a storage area in the annex following a recent rain. He said the issue appears to stem from surface water entering through a gap between the asphalt and the exterior wall, a problem the county has seen in other rooms on that side of the building. Commissioners discussed trying a short‑term fix to divert surface water away from the wall before considering more invasive options such as excavation.

Rick also reported a separate issue caused by the week’s high humidity. Several air handler drain pans inside the annex began leaking and required staff to blow out clogged drain lines. Despite the moisture problems, he said the cooling system held up under the extreme temperatures, noting that he kept the building in “occupied” mode to prevent the system from falling behind.

Commissioners said both issues highlight the need for continued attention to the annex’s aging infrastructure. They also reiterated support for Rick’s plan to request additional funding in next year’s budget to address cosmetic improvements and long‑term maintenance needs throughout the building.
